HALLIDAY & WATKINS, P.C. 376 EAST 400 SOUTH, SUITE 300, SALT LAKE CITY, UT 84111, as Trustee, which Trust Deed was recorded on OCTOBER 30, 2023 as Entry No. 20230032427, in the Official Records of WASHINGTON County, State of Utah covering real property purportedly located at 4383 S SHERWOOD DR, SAINT GEORGE, UT 84790 in WASHINGTON County, Utah, and more particularly described as:

GEORGE PHASE II, A PLANNED UNIT DEVELOPMENT ACCORDING TO THE OFFICIAL PLAT THEREOF, AS RECORDED IN THE OFFICE OF THE COUNTY RECORDER, WASHINGTON COUNTY, STATE OF UTAH, ON DECEMBER 9, 2004 AS ENTRY NO. 915427, AND FURTHER DEFINED AND DESCRIBED IN THE DECLARATION THEREOF RE-CORDED MARCH 10, 1998, AS ENTRY NO. 594446, IN BOOK 1187, AT PAGE 294, OF OFFICIAL RECORDS (AS SAID PLAT AND DECLARATION MAY HERETOFORE BE AMENDED AND/OR SUPP-LEMENTED), TOGETHER WITH A NON-EXCLUSIVE EASEMENT OF USE AND ENJOYMENT, AND AN UNDIVIDED PERCENTAGE OF OWNERSHIP, IF ANY, IN AND TO THE PROJECTS COMMON AREAS AND FACILITIES AS DEFINED AND PROVIDED FOR IN SAID PLAT AND DECLARATION.

The current Beneficiary of the trust deed is SALUDA GRADE ALTERNATIVE MORTGAGE TRUST 2024-LOC3, and the record owner of the property as of the recording of the Notice of Default is VICKI CONNER, A SINGLE WOMAN, AS PROVIDED BY INSTRUMENT RECORDED OCTOBER 30, 2023, AS DOCUMENT NO. 20230032426, OF OFFICIAL RECORDS.
Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 2:00 p.m. the day following the sale. Both the deposit and the balance must be paid to Smith Knowles, PLLC in the form of a wire transfer, cashier's check or certified funds. Cash payments, personal checks or trust checks are not accepted.
