By virtue and in execution of the Power of Sale contained in a certain mortgage given by Joseph F Souza Sr and Carol J Souza a Life Estate and the remainder to Joseph F Souza, Jr., Bradford M. Souza, and Kathleen J. Gates to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Urban Financial Group Inc., and now held by Finance of America Reverse LLC, said mortgage dated August 9, 2013 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 21254, Page 203, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Urban Financial Group Inc. to Finance of America Reverse LLC by assignment dated November 14, 2024 and recorded with said Registry of Deeds in Book 29112, Page 174; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 20, 2025 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

BEGINNING at a certain point on Green Street, Berkley, Massachusetts which is approximately 180 feet from the intersection of South Main Street and Green Street;

thence Southerly 59° 02' 26" West 647.68 feet;
thence North 64' 14' 15" West, 192.90 feet;
thence North 42" 52' 41" East a distance of 333.16 feet;
thence North 58° 20' 24" East a distance of 150.00 feet;
thence North 31° 39' 36" West a distance of 127.08 feet;

Land is more particularly described on a "Plan of Land in Berkley, Mass. "owned by Thomas & Lois Nelson, Scale 1=50' dated May 6, 1985 and shown as Lot #6 containing 201,449 square feet. Said Plan is recorded at the Bristol County North District Registry of Deeds at Book 220, Page 79.
 
Excepting here from the land in Berkley located on the Southwesterly line of Green Street, which has been previously conveyed, shown as Parcel "A" on a plan entitled: "Plan of Land in Berkley, Mass. Owned by Joseph F. & Carol J. Souza, Scale 1: 50, dated May 8, 1987 by Allen D. Quintin, R.P.L.S. 28 Costa Street, North Dartmouth, Mass.", Said plan recorded at the Bristol County Northern District Registry of Deeds in Plan Book 249, Page 29, further referenced in Bristol County Registry of Deeds in Book 3417, Page 250.
 
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
 
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
