PLEASE TAKE NOTICE that Patriot Depot, LLC (the "Applicant") has applied to the Berlin Borough Planning Board seeking a preliminary and final major site plan approval with bulk variance relief to construct a self-storage facility in accordance with its previously approved use variance approval (the "Application"). The subject property is located at White Horse Pike South (across Townsend Ave) and is further identified as Block 1600, Lot 2 on the Berlin Borough Tax Map (the "Site").
The Applicant seeks the following bulk variances from the Township Ordinance:
From Code Section §335-83C.1 which requires 7 parking spaces where 0 are proposed. Customers will be parking next to or in front of their storage units when loading and unloading.From Code Section §335-53.D to permit the area to be uncurbed where curbing is required.From Code Section §335-53.G to permit the area to be unpaved (stone) where paving is required.From Code Section §335-53.H and §335-77.J to not provide delineated parking locations.From Code Section §335-58 to not provide trash and recycling collection areas where they are required.From Code Section §335-60 to not provide shade trees from the curbline or edge of pavement where it is required.From Code Section §335-61 to not provide a sidewalk where sidewalks are required.From Code Section §28-13.K(1) and §335-77.K(12)(e) to not provide a cultural resource survey.
There are no other variances identified for this Application at this time but the Applicant requests any and all other variances and waivers as may be required as a result of review and recommendations of the Board or its professional review staff.
This matter will be heard at the regular meeting of the Berlin Borough Planning Board scheduled for November 10, 2025 at 7 PM at the Berlin Borough Municipal Building, 59 South White Horse Pike, Berlin, NJ 08009.
