In accordance with the Ordinances of the City of Plainfield and the Statutes of the State of New Jersey, please take notice that an Application for Development (Number: ZBA 2025-19) located in the R-4 Moderate Density Residential Zone, on the premises known as 255-257 Garfield Avenue, Plainfield, New Jersey (Block Number 406, Lot 18) has been submitted by Paula Danielle Nelson, 255-257 Garfield Avenue, Plainfield, New Jersey 07063.
The applicant seeks variance relief to permit the renovation and construction of additions to the existing single-family dwelling. Specifically, the applicant seeks confirmation of existing bulk variance and supplemental zone variance conditions related to: minimum lot area (6,645 square feet existing/proposed), minimum lot width (44 feet existing/proposed), minimum lot frontage (44 feet existing/proposed), minimum front yard setback (24.46 feet existing/proposed), minimum improvable area – diameter of circle (24 feet existing/proposed), private garage (garage required for single-family dwellings; and no garage existing/proposed), front yard parking (prohibited unless in front of a garage; and front yard parking with no garage existing/proposed) and minimum driveway setback (0 feet existing/proposed). Additionally, the Applicant seeks bulk variances for the continuation of existing bulk variance conditions related to: minimum single side yard setback (10 feet required; 6.06 feet existing and 3.48 feet proposed) and minimum combined side yard setback (20 feet required, 12.67 feet existing and 9.54 feet proposed).
The applicant is also seeking such other variances, waivers and other relief that the Board may deem necessary.
The Plainfield Zoning Board of Adjustment will conduct a public hearing on this matter on Wednesday, November 12, 2025 at 7:00 p.m. at the Plainfield City Hall Library, 515 Watchung Avenue, Plainfield, New Jersey. Any person or persons affected by this application will have an opportunity to present any objections to the proposed development. The Board does, however, have the right to exclude repetitious testimony.
Copies of the application materials, including any maps, plans and documents relating to the applications will be available at least ten (10) days prior to the hearing and may be inspected by the public Monday through Friday between the hours of 9:00 am until 4:30 pm at the Division of Planning and Community Development, Second Floor, City Hall, 515 Watchung Avenue, Plainfield, New Jersey.
