UNDER AND BY VIRTUE OF AN EXECUTION issued out of and under the Seal of the Superior Court of Maricopa County, State of Arizona, on the 8th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above-entitled action:
WHEREAS, on the 25th day of November, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Kishlay Anand and Preeti Anand, as follows:
For the principal sum of $312,410.65, accruing interest at the contractual rate of 18% per annum from the date of this Judgment until paid in full; For Plaintiff incurred compensable costs in the amount of $229.40; For Plaintiff’s attorney fees in the sum of $2,250; For interest on Plaintiff’s above-awarded attorney fees and costs at the current statutory rate of 8.74% per annum; and For Plaintiff’s reasonable post-judgment attorney fees and costs incurred in the collection of this Judgment from the date this Judgment is entered until paid in full.
Defendants/Judgment Debtors have paid $10,000 towards the Judgment.
The total amount remaining on the Judgment as of November 25, 2024 is $315,812.07 (exclusive of interest and attorney fees).
AND WHEREAS, the judgment roll in the action in which said judgment was entered is filed in the Clerk's office of said Court, in the said County of Maricopa and the said judgment was docketed in said Clerk's office in the said County, on the day and year first above written.
And the sum of $315,812.07 with interest as aforesaid is now actually due on said judgment and
WHEREAS, I am required to make the sum due on the said judgment, with interest and costs and accruing costs, to satisfy said judgment out of the personal property of said debtor, or if sufficient personal property of said debtor cannot be found, then out of the real property in this County belonging to debtor on the day whereon said judgment was docketed in said County, or at any time thereafter, I did, on the 20th day of October, 2025, levy upon all the right, title, claim and interest of the said debtor, in, of and to the following described real property, to-wit:
Lot 18, NAUNI VALLEY RANCH, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 44 of Maps, Page 9.

NOTICE TO JUDGMENT DEBTOR
Title 33, chapter 8, article 1 1 of the Arizona Revised Statutes, may permit you to protect your residence from certain types of legal process through the homestead exemption.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that I will, on the 20th day of November, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, Arizona, sell at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, all the right, title, claim and interest of the above named debtor, in, of and to the above described real property.
