By virtue of and in obedience to a directed to me by the Honorable ASCENSION 23RD JUDICIAL DISTRICT COURT in and for the PARISH OF ASCENSION, State of Louisiana, dated: Thursday, August 28, 2025, in the above entitled and numbered cause, I shalI proceed to sell at public auction at Governmental Annex 828 South Irma Blvd Gonzales, LA 70737 of which the Civil District Court of the Parish of Ascension is held on WEDNESDAY, DECEMBER 3, 2025, at 10:00 AM, to the last and highest bidder for cash, the following described property, to wit:
PLAINTIFF’S MORTGAGE AND/OR PRIVILEGE AFFECTING THE FOLLOWING DESCRIBED PROPERTY, TO WIT-

LESS AND EXCEPT: THOSE PORTIONS OF THE ABOVE DESCRIBED TRACTS PREVIOUSLY CONVEYED TO TRUMAN KEOWN (INST. #111808, RECORDED AUGUST 23, 1971) AND J.E. LEBLANC)INST. #114839, RECORDED MARCH 21, 1972, AND INST. #152028, RECORDED AUGUST 10, 1977).
THE REMAINING PORTION OF GROUND IS ESTIMATED TO CONTAIN SLIGHTLY LESS THAN ONE (1) ACRE WHICH IS BOUNDED ON THE EAST BY TRUMAN KEOWN; BOUNDED ON THE WEST BY TRACTS 0-1-A-1 AND 0-1-A-2; BOUNDED ON THE SOUTH BY A PUBLIC ROAD (CHURCH ROAD) AND BOUNDED ON THE NORTH BY RALPH C. LEAKE (TRACT E, 2.15 ACRES OF LAND) BEING SHOWN ON A MAP MADE BY EARLES & ASSOCIATES, LLC BY JAMES H. CHUSTZ, JR., P.L.S., REG. NO. 4657, DATED 2-09-2007 AND RECORDED AT INSTRUMENT NO. 66233; SUBJECT TO RESTRICTIONS, SERVITUDES, RIGHTS-OF-WAY AND OUTSTANDING MINERAL RIGHTS OF RECORD AFFECTING THE PROPERTY.
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of: ONE HUNDRED EIGHTY THOUSAND EIGHT HUNDRED NINETY DOLLARS AND TWENTY FIVE CENTS ($180,890.25) DOLLARS, along with interest and attorney's fees and all other costs including my own costs and charges.
