NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the Planning Board of the Township of Union (the “Township”), Union County, New Jersey, will hold a public hearing on November 17, 2025 at 7:00 pm at the Union Township Municipal Building, 1976 Morris Avenue, Union, New Jersey 07083, to investigate and determine whether the area hereinafter described meets the criteria for an area in need of redevelopment pursuant to the Local Redevelopment and Housing Law, N.J.S.A. 40A:12A-1 et seq. (the “Redevelopment Law”), specifically N.J.S.A. 40A:12A-5, and should be designated as such an area.
Said area consists of the property identified as Block 2903, Lots 16, 17, 18, 19, 20, 21, 22, 23, and 24 (commonly known as 982, 986, 990 Stuyvesant Avenue, 2010, 2012, 2014-2020, 2022-2024 and 2026 Morris Avenue, and 989 Bonnel Court) on the Township’s tax map (the
“Property”).
This public hearing is being held pursuant to the Redevelopment Law, which authorizes municipal governing bodies to designate certain areas of the municipality as being in need of redevelopment.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all objections or support you may have and any other general comments relative to the Planning Board’s investigation as to whether such area should be designated an area in need of redevelopment. The resolution of the Township Committee authorizing and directing the Planning Board to undertake this investigation, the area in need of redevelopment investigation report prepared by Colliers Engineering & Design, and a map depicting the boundaries of the proposed redevelopment area along with a statement setting forth the basis for the investigation are on file with the Township Clerk and the Planning Board at the Union Township Municipal Building, 1976 Morris Avenue, Union, New Jersey 07083, and all are available for inspection during normal business hours.
PLEASE TAKE FURTHER NOTICE, after review by the Planning Board at the hearing described herein, a finding by the Township Committee that the Property constitutes an area in need of redevelopment shall operate as a finding of public purpose but shall not authorize the municipality to exercise the power of eminent domain to acquire property in the delineated area.
A redevelopment area so designated shall be referred to as a “Non-Condemnation Redevelopment Area.”
PLEASE TAKE FURTHER NOTICE, if the Township Committee designates the Property as a Non-Condemnation Redevelopment Area, the owner of the Property will receive a notice from the Township notifying him of the designation and will have forty-five (45) days from the receipt of such notice to challenge the redevelopment designation by filing the appropriate action in the Superior Court of New Jersey, Law Division.
