Applicant is requesting Area Variances from Section 285-12B(4)(a) of the Zoning Ordinance to reduce the minimum setback between the principal building (porch) and the front lot line from 30 ft (required) to 24.62 ft; from Section 285-12B(4)(a) to reduce the minimum setback between the principal building (garage) and the front lot line from 30 ft (required) to 28.62 ft (proposed); from Section 285-12B(4)(b) to reduce the minimum setback between the principal building and the side lot line from 18 ft (required) to 12.42 ft (proposed); and from Section 285-12B(4)(c) to reduce the minimum total of two side yards from 40 ft (required) to 38.75 ft (proposed) in order to construct an addition on the subject property.
