By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Donald E. Lake Jr. and Kimberly A. Lake to Mortgage Amenities Corp., dated April 21, 2003 and registered at Plymouth County Registry District of the Land Court as Document No. 533901 and noted on Certificate of Title No. 97307 (the “Mortgage”), as affected by a Loan Modification Agreement dated April 1, 2012, and registered as Document No. 695553 and noted on Certificate of Title No. 97307 of which mortgage U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust is the present holder by Assignment from Mortgage Amenities Corp. to Mortgage Electronic Registration Systems, Inc., its successors and assigns, as Nominee for GMAC Mortgage, its successors and assigns dated May 28, 2003 and registered as Document No. 537220 and noted on Certificate of Title No. 97307, and Assignment from Mortgage Electronic Registration Systems, Inc. to GMAC Mortgage, LLC dated October 17, 2011 and registered as Document No. 683244 and noted on Certificate of Title No. 97307, and Assignment from GMAC Mortgage, LLC to Green Tree Servicing LLC dated August 22, 2013 and registered as Document No. 713070 and noted on Certificate of Title No. 97307, and Assignment from Ditech Financial LLC F/K/A Green Tree Servicing LLC to New Residential Mortgage LLC dated March 11, 2019 and registered as Document No. 782299 and noted on Certificate of Title No. 97307, and Assignment from New Residential Mortgage LLC to Federal National Mortgage Association dated May 18, 2022 and registered as Document No. 832344 and noted on Certificate of Title No. 97307, and Assignment from Federal National Mortgage Association to J.P. Morgan Mortgage Acquisition Corp. dated May 18, 2022 and registered as Document No. 832345 and noted on Certificate of Title No. 97307, and Assignment from J.P. Morgan Mortgage Acquisition Corp. to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust dated January 30, 2024 and registered as Document No. 852283 and noted on Certificate of Title No. 97307, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 116 Lake Avenue, East Wareham, MA 02538 will be sold at a Public Auction at 4:00 PM on November 24, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

A certain parcel of land with buildings and improvements thereon, situated in Wareham in the County of Plymouth and Plymouth and said Commonwealth of Massachusetts, described as follows:
Being Lots 508 & 509 on sheet 4 of subdivision plan #8702B, drawn by Frederic O. Smith, Surveyor, dated June 15, 1926, filed with Certificate of Title No. 2383.
Said lots are subject to an easement from Louis B. Hall to the Plymouth County Electric Company, dated April 22, 1938, filed and registered as document #14693; to an easement from Louis B. Hall to the New Bedford Gas & Edison Light Company, dated November 15, 1938, filed and registered document # 15328: also subject to two easements to the Algonquin Gas Transmission Company, one dated May 14, 1952, filed and registered as document #41361, and one dated April 3, 1961, filed and registered as document #78888; and to an easement to the New Bedford Gas & Edison Light Company, dated December 31, 1959, filed and registered as document #73228, so far as the same are now in force and applicable.
So much of said lots as is included within the limits of the Roads shown on plan #8702B, is also subject to the rights of all persons lawfully entitled thereto in and over the same.
Said lots are also subject to the easements set forth in a deed from Hannah G. Rogers et al to the Marion Gas Company, Dated May 26, 1914 duly recorded in Book 1186, Page 569.
Said lots are also subject to an easement from Shangri-La Development Corporation to the Plymouth County Electric Company et al, dated July 25, 1952, filed and registered as document #86085.
Said lots are also subject to any rights acquired by the Town of Wareham by reason of a taking dated February 9, 1988 filed and registered as document #283457.
For mortgagor’s title see deed registered at Plymouth County Registry District of the Land Court as Document Number 464563 and Noted on Certificate of Title Number 97307.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
