WELLS FARGO BANK, N.A., is the Plaintiff, and HENRIETTA PORTER, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 09/19/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 3RD DAY of DECEMBER A.D. 2025, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.

Nearest Cross Street: BEING UNIT 13 IN BUILDINGS NO. 2, SITUATE IN ESSEX CUSTOM TOWNHOUSE, A NEW JERSEY CONDOMINIUM, A CONDOMINIUM, TOGETHER WITH A 4.348% UNDIVIDED PERCENTAGE INTEREST IN THE COMMON ELEMENTS OF SAID CONDOMINIUM *REFERRED TO IN THIS DEED AS THE "CONDOMINIUM UNIT"). THE CONVEYANCE EVIDENCED BY THIS DEED IS MADE UNDER THE PROVISIONS OF AND IS SUBJECT TO THE NEW JERSEY CONDOMINIUM ACT (N.J.S.A. 46:8B-1 et seq.) AND THE PLANNED REAL ESTATE DEVELOPMENT ACT (N.J.S.A. 45:22A-21 et seq.) Subject to a Mortgage given Oceanside Mortgage Company on December 18, 2003 in the approximate amount of $88,660, recorded on February 25, 2004, in Book 9386, at Page 22.
The sale is subject to any unpaid taxes and assessments, tax, water and sewer liens and other municipal assessments. The amount due can be obtained from the local taxing authority. Pursuant to NJSA 46:8B-21 the sale may also be subject to the limited lien priority of any condominium/homeowner association liens which may exist. The sale may be further subject to Restrictions, reversions, reservations, and easements of record. The occupancy status of the subject property is unknown.
The approximate upset sum is $113,217.08 calculated through September 29, 2025 plus any additional advance, interest, Sheriff's cost and commission to the date of sale.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of ONE HUNDRED THREE THOUSAND SEVEN HUNDRED TWENTY DOLLARS AND THIRTEEN CENTS ($103,720.13) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
