SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on September 3, 2024, BOOTH HOMES MS LLC, Aiden Booth, Sole Member, executed a Deed of Trust, Security Agreement and Assignment of Leases and Rents to T.D. Service Company, Trustee for the benefit of Velocity Commercial Capital, LLC, which deed of trust is recorded in Deed of Trust Book 7310 at Page 7001, in the Office of the Chancery Clerk of the First Judicial District of the County of Hinds, State of Mississippi; and
WHEREAS, said Deed of Trust was last sold, assigned and transferred to U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-6 by assignment recorded in Book 7321 at Page 2240 in the Office of the aforesaid Chancery Clerk; and
WHEREAS, U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-6, the holder of the Deed of Trust and the note secured thereby, substituted McCalla Raymer Leibert Pierce, LLP as Trustee therein, as authorized by the terms thereof, by instrument dated September 4, 2025 and recorded in the Office of the aforesaid Chancery Clerk in Book 7325 at Page 3666; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable, in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness, U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-6, having requested the undersigned Substitute Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees, and expense of sale.
NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Substituted Trustee under the Deed of Trust, will on the 25th day of November, 2025, offer for sale at public outcry and sell to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the North front door of the Hinds County Courthouse located in Jackson, Mississippi, the following described property situated in Hinds County, Mississippi, being the same property described in the Deed of Trust:
All that certain parcel of land situated in the County of Hinds, State of Mississippi, being known and designated as Lot Seven (7), Block Two (2), Jackson Belvedere, Part Five (5), a subdivision according to a map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Hinds County at Jackson Mississippi, in Plat Book 9 at Page 36 thereof, reference to which map or plat is hereby made in aid of and as a part of this description. Lot 6, Resurvey of Lots 5-25, Fair Hill Subdivision, a subdivision according to a map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County, at Jackson, Mississippi, in Plat Book 9, Page 24, reference to which is hereby made in aid of and as a part of this description.
