COLLECTOR’S NOTICE OF SALE OF REAL PROPERTY
FOR UNPAID TAXES FOR 2024
PUBLIC NOTICE IS HEREBY GIVEN that I, Cynthia L. Eckert, Collector of Taxes of the Township of Liberty, in the County of Warren and State of New Jersey, pursuant to the authority of the Statutes in such cases made and provided will on:
WEDNESDAY, DECEMBER 3, 2025 AT 1:00 PM
in the Municipal Building, 349 Mountain Lake Rd, in said Taxing District, expose for sale and sell the following described property for the amount set opposite same, which “Total Amount” includes 2024 and prior delinquent tax and interest and costs to date of sale. Said lands to be sold in fee to such persons that will purchase same subject to redemption of the same at the lowest rate of interest, but in no cases in excess of eighteen percentum per annum. This payment for sale shall be made before the conclusion of the sale or the property will be resold. PAYMENT MUST BE MADE IN FULL BY CERTIFIED CHECK, CASH OR MONEY ORDER. No letters of credit or wire transfers will be accepted. Any parcel of real property for which there shall be no purchaser will be struck off and sold to the Municipality in fee for redemption at eighteen percentum per annum and the Municipality shall have the same remedies and rights as other purchasers, including the right to bar or foreclose the right of redemption. This sale is made in pursuance of the provisions of N.J.S.A. 54:5-19 et seq. and acts amendatory thereof and supplementary thereto.
Industrial Properties may be subject to the Spill Compensation and Control Act (N.J.S.A. 58:10-23.11 et seq.), the Water Pollution Control Act (N.J.S.A. 58:10A-1 et seq.), and the Industrial Site Recovery Act (N.J.S.A. 13:1K-6 et seq.). In addition, the municipality is precluded from issuing a Tax Sale Certificate to any prospective purchaser who is or may be in any way connected to the prior owner or operator of the site.
Parcels are sold subject to rollback taxes under the Farmland Assessment Act of 1964, improvement assessment installments not yet due and any omitted or added assessments for improvements as provided in N.J.S.A. 54:4-63.2 and 54:4-63.3, and other municipal charges per 54:5-21. In the event that the owner of the property is on active duty in the military, the Tax Collector shall be notified immediately.
At any time during regular office hours, before the sale the undersigned will accept payment of the amount due on any property with interest and fees incurred up to the date of payment PLUS all interest due on any subsequent delinquencies which are not included on this list. PAYMENT MUST BE MADE IN FULL BY CASH, CERTIFIED CHECK, OR MONEY ORDER AND MADE PAYABLE ONLY TO “LIBERTY TOWNSHIP”. The following is a description and the owners name as contained on the list on file in my office together with the total amount due thereon as computed to the date of sale. The names shown are as they appear in the Tax Duplicate and does not necessarily mean that they are the present owners of the property.
