BOROUGH OF FAIRVIEW, BERBEN COUNTY, NEW JERSEY
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that a public hearing before the Borough of Fairview Zoning Board of Adjustment will be held on November 20, 2025 at 7:00PM in the Fairview Municipal Building, 2nd Floor Council Chambers, 59 Anderson Avenue, Fairview, NJ, at which time the application of Gabrielli Fairview LLC ("Applicant"), the owner of Block 501, Lots 1, 2, 5 & 6 and Block 810, Lots 5, 6, 7, 8, 9 & 10, more commonly known as 99, 101 & 109 Broad Avenue, Fairview, NJ, for Preliminary and Final Major Site Plan approval, C-Variance approval and D-Variance approval will be heard. The Applicant seeks approval to construct a two-story commercial truck service and repair building of approximately 24,800SF in addition to other existing truck sales and repair buildings that are on site and will not be modified. The Applicant also seeks approval to construct related parking, infrastructure and related property modifications to accommodate the new building. The Property is located in the Industry District (I Zone), which does not specifically permit truck repair or sales as a permitted use in the zone. As a result of the proposed development the Applicant is seeking a variance for expansion of a pre-existing non-conforming use pursuant to N.J.S.A. 40:55D-70(d), and the following variances of the Greenwich Township Code pursuant to N.J.S.A. 40:55D-70(c): maximum height of a parapet wall where 3.5FT is permitted and 8FT is proposed (§25-1207.3); minimum number of ADA parking spaces where 3-5 are required and 2 are proposed (§25-1003.c); parking curbing where concrete or Belgian block are required and no curbing is proposed in certain areas (§25-1003.d.5(c)); and the number of parking spaces where 129 are proposed and the approving authority shall provide the appropriate number of spaces (§25-1003). The Applicant may seek any additional variances and/or waivers as required by law or by the Borough of Fairview Zoning Board of Adjustment.
The application filed by Applicant will be on file with the Borough of Fairview Zoning Board of Adjustment located at 59 Anderson Ave., Fairview, New Jersey at least ten days prior to the public hearing and may be inspected by all interested parties during regular business hours.
