NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 81 Rosewood Drive, Unit 27-02, Stoughton, MA 02072
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Nyomee Alissandra Sully and Pierre Cornielle Sully to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Sierra Pacific Mortgage Company, Inc., and now held by PennyMac Loan Services, LLC, said mortgage dated April 12, 2022 and filed in the Norfolk County Registry District of the Land Court as Document No.: 1501238 and noted on Certificate of Title No.: C5-2019,said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Sierra Pacific Mortgage Company, Inc. to PennyMac Loan Services, LLC by assignment dated August 25, 2023 and filed with Norfolk County Registry District of the Land Court as Document No.: 1525627 and noted on Certificate of Title No.: C5-2019; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 4, 2025 at 04:00 PM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
The Unit known as Unit 27-2 in GREENBROOK, in Stoughton, Norfolk County, Massachusetts, a condominium established under and pursuant to the Provisions of Massachusetts General Laws, Chapter 183A, created by Master Deed dated December 5, 1973, recorded with the Norfolk County Registry of Deeds District of the Land Court ( the "Land Court") on January 17, 1974, as Document No. 340384, as amended and as it may be amended from time to time (the "Master Deed") in accordance with said instrument, all being noted on Certificate of Title No. C5-553, on file with said Norfolk Registry District of the Land Court, in accordance with and subject to the provisions of Chapter 183A of the General Laws of Massachusetts, as amended, together with said unit's appurtenant .34143% undivided interest in the common areas and facilities (the Common Elements) as described in said Master Deed as amended and as the same may be amended. In the event that. and at such time as, any or all of the phases are added to the Condominium by Amendment to the Master Deed, as so provided therein, the undivided interest of the Unit hereby conveyed in the Common Elements shall be and become that interest specified in Exhibit C of the Master Deed, as amended or as the same may be amended.
The unit hereby conveyed is shown on the plans of the building filed with said Master Deed, as amended, with said Registry District of the Land Court, to which is affixed the verified statement as required by Section 9 of said Chapter 183A.
The condominium unit herein conveyed is included with the land with the building, improvements and structures thereon, shown as Phase IV on a plan entitled "Greenbrook, a condominium, Phase IV, Stoughton, Mass." Dated 3/9/76 by Bradford Salvetz & Associates, Inc., Surveyors, and filed with said Registry District as Plan No. 25363-C8.
The Unit is conveyed together with the right to use the common elements in common with other owners of units, including the right to use the pipes, wires, ducts, flues, cables, conduits, public utility lines and other common elements located in any of the other units or elsewhere in the Condominium and servicing the Unit, and together with the exclusive right to use Garage No. 27-2G and the patio adjacent to said Unit in accordance with the provisions of the Master Deed relating to garages and patios. The Unit is conveyed subject to and with the benefit of all rights and easements set forth or referred to in the Master Deed. The Unit is to be used for residential purposes only.
Said premises are conveyed subject to and with the benefit of easements, reservations, restrictions and rights of way of record so far as the same are now in force and applicable.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated April 12, 2022 and registered with the Norfolk County Registry District of the Land Court as Document No.: 1501237 and noted on Certificate of Title No.: C5-2019.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
