PLEASE TAKE NOTICE that by an order made on the 5th day of November, 2025, the Superior Court fixed, January 5, 2026, between the hours of nine o'clock in the forenoon and four o'clock in the afternoon, prevailing time, at the Office of the Tax Collector of the Township of Stafford, 260 East Bay Avenue, Manahawkin, NJ 08050, Ocean County, New Jersey, as the time and place when and where you may pay to the plaintiff the amount so found due for principal and interest on its certificates of tax sale as follows:
Lot 102, Block 133 on the Official Tax Map of Township of Stafford, New Jersey and commonly known as 757 Cedar Run Dock Road, Twp of Stafford, New Jersey for $234.12;
The Total amount required to redeem Certificate Number 47/23 is $2,439.21 and $2,800.00 in taxed costs.
Tax Foreclosure Notice: This action is a "Strict Foreclosure" and as a result there is no Sheriff Sale procedure if Final Judgment is entered in its normal course. As a consequence, if Final Judgment is ultimately entered then title to the Property shall vest in the Plaintiff. Defendant with a right of redemption of plaintiff's lien are hereby notified of the following: (a) if plaintiff's lien is not redeemed, or you do not elect to have this action brought to sheriff's sale, you are at risk to lose your equity in the Property; (b) the potential loss of equity in the Propertyis a valid basis to contest this matter; and (c) You have the right to request a sheriff's sale which would then require any surplus beyond the amount owed to plaintiff to be deposited with the Superior Court Trust Fund. You must be guided accordingly. In addition to those rights, you hereby provided notice that you can request to either Plaintiff's Attorney Robert A. Del Vecchio, Esq., 405 Lafayette Avenue, Hawthorne, New Jersey 07506 or to the above Court, that you want this matter to be sent to Sheriff Sale if it is your position that upon the proofs there will be surplus equity remaining in the subject Property, per Tyler v. Hennepin County, 598 U.S. 631 (2025), which you might withdraw at a subsequent time upon application to the Court and to the Sheriff. If there is no such surplus equity, or if you do not timely request such Sheriff Sale, then the Foreclosure will continue as a Strict Foreclosure and, as per above, upon entry of Final Judgment Title to the Property shall vest in the Plaintiff.
Defendant with a right of redemption of plaintiff's lien are hereby notified of the following:
(a) if plaintiff's lien is not redeemed, or you do not elect to have this action brought to sheriff's sale, you are at risk to lose your equity in the Property;
(b) the potential loss of equity in the Property is a valid basis to contest this matter;
(c) You have the right to request a sheriff's sale which would then require any surplus beyond the amount owed to plaintiff to be deposited with the Superior Court Trust Fund.
And that unless, at the said time and place, you or one of you redeem by paying the aforesaid sum so found due to plaintiff, then you, and each of you shall be debarred and foreclosed of and from all right and equity of redemption of, in and to the lands and premises above set out and described in the Complaint and every part thereof, and that the plaintiff be vested with an absolute and indefeasible estate of inheritance in fee simple in said lands and premises.
