TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 1, 2024, Latrecia S. Nunn executed a Deed of Trust to First Guaranty Title, Inc., Trustee for Pacific Premier Trust Custodian FBO James Nash IRA, Beneficiary, which Deed of Trust is recorded in the land records located in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Land Deed of Trust Book 7315 at Page 1056, and
WHEREAS, on October 15, 2025, Pacific Premier Trust Custodian FBO James Nash IRA substituted Gregory P. Giddens as Trustee in place and stead of the aforesaid Trustee as it has a legal right to do under the terms and conditions of said Deed of Trust, said instrument being filed for record in the aforesaid Chancery Clerk's office in Book 7325 at Page 8651, and
WHEREAS, default having been made in the performance of the stipulations and conditions set forth in the said Deed of Trust and having been requested to do so by the legal holder of said indebtedness, notice is hereby given that I, Gregory P. Giddens, Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and outcry to the highest bidder, for cash, between the hours of 11:00 A.M., and 4:00 P.M., at the North front door of the Hinds County Courthouse, Jackson, Mississippi, on the 5th day of December, 2025, the following described land and property situated in the First Judicial District of Hinds County, Mississippi, to-wit:
Lot 15, Shadowridge, a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Plat Book 31 at Page 6.
Title to said property is believed to be good, but I will convey only such title as is vested in me as Trustee.
