NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE

By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jude Prenelus to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Residential Mortgage Services, Inc., and now held by PennyMac Loan Services, LLC, said mortgage dated June 2, 2016 and recorded in the Norfolk County Registry of Deeds in Book 34141, Page 374, as affected by a Loan Modification dated January 11, 2022 and recorded in the Norfolk County Registry of Deeds in Book 40379, Page 64; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as nominee for Residential Mortgage Services, Inc. to PennyMac Corp. by assignment dated September 26, 2016 and recorded with said Registry of Deeds in Book 34551, Page 295; said mortgage was assigned from PennyMac Corp. to Cathay Bank by assignment dated September 26, 2016 and recorded with said Registry of Deeds in Book 34551, Page 297; said mortgage was assigned from Cathay Bank to PennyMac Loan Services, LLC by assignment dated October 31, 2024 and recorded with said Registry of Deeds in Book 42122, Page 498; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 11, 2025 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon in Randolph, Norfolk County, Massachusetts, shown as Lot 3 and part of Lot 4 on a plan entitled "Plan of Land in Randolph, Mass.", dated September 5, 1931 by Percy C. Perkman, Surveyor, recorded with the Norfolk County Registry of Deeds as Plan No. 264 of 1932, bounded and described as follows:
WESTERLY: by Junior Terrace, one hundred ten and 64/100 (110.64) feet;
NORTHERLY: by Lot 2, as shown on said plan, ninety-four and 31/100 (94.31) feet;
EASTERLY: by land now or formerly of Cole, one hundred twelve and 15/100 (112.15) feet; and
SOUTHERLY: by land now of owners unknown and being part of Lot 4 on said plan, ninety-six and 91/100 (96.91) feet.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated May 26, 2016 and recorded in the Norfolk County Registry of Deeds in Book 34141, Page 372.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
