SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on January 9, 2024, Legacy Memorial LLC (Alfreda Gray), executed a certain deed of trust to Superior Loan Servicing, Trustee for the benefit of Sergei Sharapov, Trustee of the Sharapov Family Trust, which deed of trust is of record in the Office of the Chancery Clerk of Forrest County, State of Mississippi in Mortgage Book 2513 at Page 279; and
WHEREAS, Sergei Sharapov, Trustee of the Sharapov Family Trust, has heretofore substituted McPhail Sanchez, LLC as Trustee by instrument dated February 19, 2025 and recorded in the aforesaid Chancery Clerk's Office in Mortgage Book 2567 at Page 441; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Sergei Sharapov, Trustee of the Sharapov Family Trust, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, McPhail Sanchez, LLC, Substituted Trustee in said deed of trust, will on December 10, 2025 offer for sale at public outcry through duly appointed auctioneer and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Northeast Rear Entrance of the Paul B. Johnson Chancery Building of Forrest County, 641 North Main Street, Hattiesburg, MS 39401 to the highest and best bidder for cash the following described property situated in Forrest County, Mississippi, to-wit:

The unexpired portion of that 16th Section lease for a term of 99 years from October 21, 1947, recorded in Book 98 at Page 465 in and to the following described land. A part of Block 76 of the D.D. McInnis Third Survey of the City of Hattiesburg, County, of Forrest, State of Mississippi, as per the map or plat thereof on file in the office of the Chancery Clerk of Forrest County, Mississippi, and being more particularly described as follows:
Commence at a point on the West boundary line of West Pine Street, formerly known as Lewin Avenue, 269 feet Southwest from the Northeast corner of Block 76 of said Survey, and run Southwestward along said Pine Street for a distance of 63 feet, thence run at right angles Northwestward for a distance of 130 feet, thence at right angles Northeastward for a distance of 63 feet, thence at right angles Southeastward for a distance of 130 feet, to the Point of Beginning, being a strip of land fronting 63 feet on West Pine Street, formerly known as Lewin Avenue, and extending back between parallel lines a distance of 130 feet, same being in Section 16, Township 4 North, Range 13 West, in the County of Forrest, State of Mississippi;

The unexpired portion of that 16th Section lease for a term of 99 years from June 7, 1947, recorded in Book 96 at Page 333 in and to the following described land. A part of Block 76 of the D.D. McInnis Third Survey of the City of Hattiesburg, County, of Forrest, State of Mississippi, as per the map or plat thereof on file in the office of the Chancery Clerk of Forrest County, Mississippi, and being more particularly described as follows:
Commencing at a point on the West boundary line of West Pine Street, formerly known as Lewin Avenue, 209 feet Southwest from the Northeast corner of Block 76 of said survey, and run Southwest along said Pine Street 60 feet; thence run at right angles Northwest 130 feet; thence at right angles Northeast 60 feet; thence run at right angles 130 feet Southeast to the Point of Beginning, being a strip of land fronting 60 feet on West Pine Street, formerly known as Lewin Avenue, and extending back between parallel lines a distance of 130 feet, same being a part of Block 76 of said D.D. McInnis Third Survey and of Section 16, Township 4 North, Range 13 West, in the County of Forrest, State of Mississippi;

McInnis Third Survey of the City of Hattiesburg, County, of Forrest, State of Mississippi, as per the map or plat thereof on file in the office of the Chancery Clerk of Forrest County, Mississippi, and being more particularly described as follows:
Commencing at the Northeast corner of said Block 76 at the intersection of the Northwesterly boundary line of West Pine Street with the Southwesterly boundary line of Royal Street and run thence in a Southwesterly direction along the Northwesterly boundary line of West Pine Street a distance of 159 feet to the Point of Beginning, and from said Point of Beginning continue in a Southwesterly direction along the Northwesterly boundary line of West Pine Street a distance of 50 feet, run thence in a Northwesterly direction at right angles to West Pine Street a distance of 130 feet, run thence in a Northeasterly direction parallel with West Pine Street a distance of 50 feet and run thence in a Southeasterly direction at right angles to West Pine Street a distance of 130 feet to the Point of Beginning;

A part of Block 76 of the D.D. McInnis Third Survey of the City of Hattiesburg, County, of Forrest, State of Mississippi, as per the map or plat thereof on file in the office of the Chancery Clerk of Forrest County, Mississippi, and being more particularly described as follows:
Commencing at the most Easterly corner of said Block 76 of said subdivision, being the intersection of the Northwesterly margin line of West Pine Street with the Southwesterly margin line of West Royal Street and run thence Southwesterly along the Northwest margin of West Pine Street for a distance of 109 feet to the Point of Beginning; thence continue Southwesterly along the Northwesterly margin line of West Pine Street for a distance of 50 feet; run thence at a right angle to the last named course Northwesterly for a distance of 130 feet; run thence at a right angle to the last named course Northeasterly for a distance of 50 feet; run thence at a right angle to the last named course Southeasterly for a distance of 130 feet to the Point of Beginning;
This conveyance is subject to prior reservation and conveyances of oil, gas and other minerals lying on or under said property.
This conveyance is subject to any and all easements or rights of way for public roads and public utilities as presently laid out, constructed or in use.
Taxes for 2016 shall be pro-rated between Grantor and Grantee as of the date of this instrument.
