By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court of Morgan County, Indiana, in Cause No. 55D02-2507-MF-001717, wherein Fifth Third Bank, National Association was Plaintiff, and The Unknown Heirs at Law of Michael F. Snodgrass, Deceased, was a Defendant, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 12th day of January, 2026, at 2 P.M. of said day, at 160 N. Park Ave., Martinsville, IN 46151, the fee simple of the whole body of Real Estate in Morgan County, Indiana:
Lots numbered One Hundred Sixteen (116), One Hundred Seventeen (117) and One Hundred Eighteen (118) in Lake Hart Subdivision of part of the Northwest Quarter of Section 16, Township 13 North, Range 1 East, as per plat thereof recorded in Deed Record 130, page 496, of the Recorder's Office of Morgan County, Indiana.
55-05-16-135-018.000-016; 55-05-16-135-019.000-016; 55-05-16-135-017.000-016
and commonly known as: 117 Lake Hart, Mooresville, IN 46158.
Subject to all liens, encumbrances, rights of redemption, easements and restrictions of record not otherwise foreclosed and extinguished in the proceedings known as Cause # 55D02-2507-MF-001717 in the Superior Court of the County of Morgan Indiana, and subject to all real estate taxes, and assessments currently due, delinquent or which are to become a lien.
Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee's Attorney.
