PUBLIC NOTICE: West Cornwall Township, Lebanon County, PA. Zoning Officer issues the following Preliminary Opinion and Determination in regards to the Mt. Gretna School of Art proposal dated September 24, 2025 to construct the “ Mt. Gretna Community Building for the Arts” on a 3.0 acre lot to be subdivided from lands of Eastern Enterprises on north side of Route 117, just east of the Mt. Gretna Roller Rink (a portion of LEBCO GIS Parcel 29-2325711-337232-0000): The building and proposed uses are Permitted Uses #6 as listed in Article 27-702 of the Residential Forest Zoning District regulations. The lot size of 3.0 acres complies with the standards listed in Article 27-703 of the RF District regulations. The lot width of 250 feet at the midpoint of lot depth complies with the minimum standards listed in Article 27-703 of the RF District Regulations. As established by the PA Municipalities Planning Code, Articles 914.1 and 916.2, this favorable preliminary opinion and determination may be appealed by any aggrieved party. Such appeal shall be filed with the West Cornwall Township Zoning Hearing Board prior to the expiration of the 30-day appeal period, after which the Preliminary Opinion and Determination shall become binding and shall preclude an appeal from a final approval, except in the case where the final submission of a subdivision plan substantially deviates from the approval established by this Preliminary Opinion and Determination.
