NOTICE OF DECISION
NOTICE is hereby given that on the 8th day of October, 2025, the Brick Township Zoning Board of Adjustment adopted a Resolution of Approval of the application of VanCleef Enterprises, with regard to premises located in the R-5 Zone, and known as Block 32, Lot 16.01 commonly known as 496 Sunset Boulevard, Mantoloking, New Jersey, for the construction of a single-family home of the existing residential property, together with the following variances: (1) minimum lot area, 5,000 s.f. required, where 4,813 s.f. exists; (2) minimum lot width, 50 feet, where 40 feet exists; (3) minimum side setback combined, 12 feet required, where 11.1 feet exists and 10.5 feet is proposed; (4) minimum accessory side yard setback, 5 feet where 1.25 feet is proposed; (5) maximum building peak height, 38.5 feet/45 feet allowed, where 43.4 feet/52.5 feet is proposed; (6) maximum building mean height, 35 feet/41 feet allowed, where 36.15/45.25 feet is proposed; (7) maximum building eave height, 26 feet/32 feet allowed, where 28.9 feet/38.0 feet is proposed; and (8) exceeding 10% of the maximum permitted height for a principal structure.
The approval is subject to conditions set forth in the Resolution. A copy of the plans and all related documents are on file with the Brick Township Zoning Board of Adjustment, 401 Chambers Bridge Road, Brick, New Jersey and may be inspected during normal business hours, 9:00 a.m. to 4:00 p.m., Monday through Friday.
