TOWNSHIP OF MANALAPAN ZONING BOARD MONMOUTH COUNTY, NEW JERSEY PUBLIC HEARING NOTICE PLEASE TAKE NOTICE THAT Old Tennent Church has applied to the Township of Manalapan Zoning Board for minor site plan approval with bulk variance relief to convert the existing internally illuminated readerboard ground sign to an electronic ground sign on property located at Block 25, Lot 7.01, Freehold Road (County Route 522), Township of Manalapan, New Jersey. The Applicant seeks approval for the following variances: Section 95-8.7 (Exhibit 8-1) – The maximum permitted sign area for the proposed sign is 10 square feet, whereas a sign area of 42.64 square feet is proposed. Section 95-8.7D(4)(m) – The minimum required electronic sign setback for the proposed sign from any lot line is 15 feet, whereas a sign setback of 4.28 feet is proposed. Section 95-8.7D(4)(w) – The minimum required letter height for the proposed sign is 6 inches, whereas a letter height of 4 inches is proposed. In addition to the above variances, the Applicant reserves the right to request approval for any additional variances or design waivers deemed necessary by the Board or its professionals before or during the public hearing.
