NOTE: The appraisal does not include an interior examination of the premises. The purchaser shall be responsible for costs, allowances, and taxes that the proceeds of the sale are insufficient to cover.
TERMS: A wire deposit MUST be received by 5:00pm ET two (2) business days prior to the auction date or an ACH debit deposit MUST be received by 4:00pm ET five (5) business days prior to auction date.
If the appraised value of the property is:
Less than/= $10,000 = Deposit of $2,000
$10,001 less than/= $200,000 = Deposit of $5,000
$200,001 or more = Deposit of $10,000
TERMS OF SALE: If the Judgment Creditor is the purchaser, no deposit is required. All third party purchaser deposit(s) shall be made in accordance with the guidelines as set forth in Ohio Revised Code Section 2329.211
TERMS OF SECOND SALE: Property to be sold without regard to the minimum bid requirement subject to payment of taxes and court costs; deposit requirements same as the first auction.
Balance due in 30 days from date of final court entry confirming the sale.
Sale to commence at 10 o'clock a.m. If the property is not sold at the above noted sale date, it will be offered for sale again on Monday, December 29, 2025 at the same time and location noted above with no minimum bid.
