MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Charles P. Kadis to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Taylor, Bean & Whitaker Mortgage Corp., its successors and assigns, dated November 30, 2004 and recorded in Plymouth County Registry of Deeds in Book 29572, Page 26 (the “Mortgage”) of which mortgage NewRez LLC d/b/a Shellpoint Mortgage Servicing is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corporation, its successors and assigns to Wells Fargo Bank, NA dated March 8, 2012 and recorded at said Registry of Deeds in Book 41083, Page 234, and Assignment from Wells Fargo Bank, N.A. to NewRez LLC DBA Shellpoint Mortgage Servicing dated May 6, 2025 and recorded at said Registry of Deeds in Book 59923, Page 310, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 23 Tony Terrace, Bridgewater, MA 02324 will be sold at a Public Auction at 12:00 PM on December 12, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
A certain parcel of land with the buildings thereon in Bridgewater, Plymouth County, Massachusetts being shown as Lot 13 Tony Terrace on a plan entitled "Definitive Subdivision Plan of Tommi Ann's Place, Phase II in Bridgewater, Mass." being plan 314 of 1989 recorded at Plymouth Registry of Deeds Plan Book 32, Page 191-196 said Lot being more particularly bounded and described as follows:
Beginning at the northwesterly corner of said Lot 13 at the northeasterly corner of Lot 14 and the southerly sideline of Tony Terrace thence;
N 73 degrees 19'00 E by said Tony Terrace 210 feet thence:
S 19 degrees 16'06" E by lot 12 on said plan 215.896 feet thence;
S 75" 59' 53" W by land n/f John & Marion Tamulevich 210 feet thence;
N 19 degrees 27' 21" W by lot 14 on said plan 205.56 feet to the point of beginning.
For mortgagor’s title see deed recorded with the Plymouth County Registry of Deeds in Book 29572, Page 25.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
