NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI
COUNTY OF 1ST DISTRICT HINDS
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated July 7, 2009, executed by GREG GADDIS conveying certain real property therein described to EMMETT JAMES HOUSE OR BILL R. MCLAUGHLIN, as Trustee, for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Regions Bank d/b/a Regions Mortgage, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded July 9, 2009, in Deed Book 7049, Page 821; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on January 9, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the North Front Door of the Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:
LOT 61, BROOKHOLLOW PLACE, PART II, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ONE FILE OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY, MISSISSIPPI, IN PLAT BOOK 26 AT PAGE 40, AS AMENDED IN DEED BOOK 2350 AT PAGE 40, AS AMENDED IN DEED BOOK 2350 AT PAGE 336, REFERENCE TO WHICH IS HEREBY MADE IN AID OF THIS DESCRIPTION. AND A PORTION OF LOT 62, BROOKHOLLOW PLACE, PART II, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO WIT: BEGIN AT THE NORTHEAST CORNER OF LOT 61, BROOKHOLLOW, PART II, RUN, THENCE IN A NORTHEASTERLY DIRECTION AROUND A CURVE IN THE RIGHT OF WAY OF BENWOOD COURT A DISTANCE OF 4.0 FEET; THENCE IN A SOUTHEASTERLY DIRECTION 219.2 FEET, MORE OR LESS, TO THE SOUTHEAST CORNER OF SAID LOT 61; THENCE IN A NORTHWESTERLY DIRECTION ALONG THE LINE BETWEEN LOTS 61 AND 62, 218.4 FEET, MORE OR LESS, TO THE POINT OF BEGINNING.
IT IS THE INTENTION OF GRANTOR TO CONVEY GRANTEE A TRIANGULAR TRACT OF PROPERTY ALONG THE PROPERTY LINE COMMON ON LOTS 61 AND 62, TOGETHER WITH ANY OTHER PORTION OF LOT 62 ONTO WHICH THE CONCRETE DRIVE CONSTRUCTION ON LOT 61 ENCROACHES, AND ALL OF LOT 61.
PROPERTY ADDRESS: The street address of the property is believed to be 115 BENDWOOD COURT, JACKSON, MS 39212. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
