NOTICE OF HEARING
TOWNSHIP OF OLD BRIDGE
PLANNING BOARD
RACEWAY PARK AND ADJACENT PARCELS REDEVELOPMENT STUDY AREA
PLEASE TAKE NOTICE that on the 11th day of December 2025 at 7:30 p.m., a meeting will be held before the Old Bridge Township Planning Board at the Municipal Courtroom, One Old Bridge Plaza, Township of Old Bridge, Middlesex County, New Jersey. At that meeting, a public hearing will be held to determine whether or not certain properties in the Township of Old Bridge identified in this notice may be designated as an area in non-condemnation area in need of redevelopment pursuant to the criteria set forth in Sections 5 and 6 of the Local Redevelopment and Housing Law (N.J.S.A. 40A:12A-1 et. seq.).
On April 22, 2025, Old Bridge Township Council adopted Resolution No. 25-133 wherein it determined that it was in the best interest of the Township to authorize the Planning Board to undertake a preliminary investigation to determine whether Block 22000, Lot 25.11; Block 23000, Lots 1, 2, 3, 4, 5.11, 5.12, 5.13, 7, 8, 9, 10.11, 10.12 & 11; and Block 23001, Lots 1, 2, 3.11, 3.12, 4, 5, 6.11, 6.12, 7, 8, 9.11, 10, 11, 12.11 and 12.12 inclusive of any and all streets, “paper” streets, private drives and rights-of-way (the “Study Area”), qualified as a non-condemnation area in need of redevelopment
A map showing the boundaries of the Study Area and the location of the various parcels included in the Study Area, as well as the redevelopment study and preliminary investigation report (the "Report"), which Report may be updated, revised, and/or supplemented prior to the continued public hearing, all of which will be considered by the Planning Board at its December 11, 2025 hearing, shall be available for viewing in the Township Clerk's Office as well as Planning Office during normal business hours or at the following URL link: https://wvvw.oldbridge.com/page/planningboard.
Based on the testimony presented at this hearing, the Planning Board may take action and recommend to the Township Council that all or a portion of the Study Area be designated as a non-condemnation area in need of redevelopment. This recommendation will be sent to the Township Council of the Township of Old Bridge for further action as per the requirements of the Local Redevelopment and Housing Law. The Township Council can approve, reject, or amend the Planning Board's recommendation and may adopt a resolution determining that the Study Area, or any part thereof, is in need of redevelopment.
If the Township Council adopts a resolution that the Study Area is in need of redevelopment, this designation will include all of the properties in the Study Area unless the Council alters or revises the list of properties in the Study Area. The designation that the properties in the Study Area are in need of redevelopment is for non-condemnation, meaning that the Township will not have the authority to acquire property in the area so designated by eminent domain (a.k.a. condemnation).
If the Township Council adopts a resolution designating the Study Area as being in need of redevelopment, any property owner wishing to challenge the designation must file a complaint in the Superior Court within 45 days of the adoption of that resolution.
Any interested person may appear at said hearing and participate therein in accordance with the rules of the Planning Board. All evidence provided at the hearing, given orally or in writing, shall be received and considered and made a part of the public record.
