By virtue and in execution of the Power of Sale contained in a certain mortgage given by Polar Views LLC to Steven A. Ross, Trustee of QS Lending Two Trust, dated June 21, 2024 and recorded on June 21, 2024 with the Worcester County Registry of Deeds in Book 70665, Page 344 of which mortgage the undersigned is the present holder, and in which the mortgaged premises consists in part of two certain parcel of land with the buildings and improvements thereon located in Worcester known as 221 Chandler Street & 136 Dewey Street, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold individually and separately at Public Auction on the 8th day of January 2026 in the following order: 221 Chandler Street, Worcester, MA shall be sold at 12:00PM on the 8th of January 2026 and 136 Dewey Street, Worcester, MA shall be sold at 12:30PM on the 8th of January 2026. The above-described premises’ being a portion of the mortgaged premises.

Land in Worcester, Massachusetts, on the northerly side of Chandler Street, the southerly side of Austin Street, and the westerly side of Mason Street, bounded and described as follows:
BEGINNING at the northeast corner thereof at the intersection of the southerly line of Austin Street with the westerly line of Mason Street;
THENCE south by Mason Street 110 feet;
THENCE westerly parallel with the southerly line of Austin Street 120 feet;
THENCE southerly by land now or formerly of Sarah E. Knox 81 feet to a point in the northerly line of Chandler Street;

Beginning at a point located on the westerly side of Dewey Street which is ninety-six feet northerly from the southwesterly corner of Lot described at No. 203 on a plan of lots recorded in Worcester Registry of Deeds, Book 1098, Page 653, at land now or formerly of one Smith;
THENCE at right angles with said Dewey Street and running northwesterly one hundred eighteen and 41/100 (118.41) feet to land late of Hugh Kicks.
THENCE northeasterly by land late of said Hicks and others forty-eight (48) feet to a point;
THENCE Southeasterly by a line drawn parallel to and forty-eight (48) feet from said first described line, one hundred and sixteen and 69/100 (116.69) feet to said Dewey Street;
THENCE Southwesterly on said Dewey Street forty-eight (48) feet to the place of beginning.

TERMS OF SALE:
FOR EACH INDIVIDUAL SALE Fifty Thousand and 00/100 Dollars ($50,000.00) shall be paid in certified or bank cashier's check by the purchaser at the time and place of each said sale, and the balance of the purchase price shall be paid by certified or bank cashier's check at the offices of Erik T. Potter, Esq., Potter MacLellan LLP, 113 Ripley Road, Cohasset, MA 02025 within thirty (30) days from the date of sale for each of the properties. The successful bidder(s) of each sale of the premises shall be required to sign a Memorandum of Terms of Sale containing the above terms at the Auction Sale. The Mortgagee reserves the right to bid at each sale, to reject any and all bids, to continue each sale (independent of the other) and to amend the terms of each sale by written or oral announcement made before or during each of the two foreclosure sales. If either sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee’s attorney. The description of the premises’ contained in said mortgage shall control in the event of an error in this publication.
