This is to advise you the above-captioned action is pending. The Order Regarding Motion for Default Judgement and Decree of Foreclosure (the "Decree"), has been entered in this action on September 17, 2025, concerning a judgment in favor of Plaintiff U.S. Bank National Association and against Defendants Benjamin S. Wurster, Professional Finance Company Inc, and MV Realty of Colorado LLC.
The real property which is the subject matter of this litigation, which is the property subject to the Decree, is situated in Pueblo County, Colorado, and is described as follows, to-wit:

The Plaintiff named above is the judgment creditor in this action. Through September 2, 2025, Plaintiff was owed the total amount of $96,220.54, including attorneys' fees and costs in the total amount of $6,187.06, plus additional accrued and unpaid interest at the rate of 7% per annum from until the Decree has been paid in full or the foreclosure sale has been completed. Further, additional fees and costs (including legal fees) have also been incurred and are due and owing.
I shall offer for public sale to the highest bidder, for cash, as public auction, all the right, title and interest of the Defendants in said property on February 3, 2026 at 10:00 am at the Pueblo County Sheriff’s Office, 909 Court St., Pueblo, CO 81003.

IF THE BORROWER BELIEVES THAT A LENDER OR SERVICER HAS VIOLATED THE REQUIREMENTS FOR A SINGLE POINT OF CONTACT IN SECTION 38-38-103.1 OR THE PROHIBITION ON DUAL TRACKING IN SECTION 38-38-103.2, THE BORROWER MAY FILE A COMPLAINT WITH THE COLORADO ATTORNEY GENERAL, THE FEDERAL CONSUMER FINANCIAL PROTECTION BUREAU (CFBP), OR BOTH. THE FILING OF A COMPLAINT WILL NOT STOP THE FORECLOSUE PROCESS.
