NOTICE OF FORECLOSURE SALE UNDER POWER
COLUMBIA COUNTY,

Under and by virtue of the Power of Sale contained in a Security Deed given by Jeanal Cardoso to SRP Federal Credit Union, dated September 9, 2021, and recorded in Deed Book 13819, Page 294, Columbia County, Georgia Records, as last transferred to Citizens Bank, N.A. by assignment recorded on October 31, 2025 in Book 15837 Page 279 in the Office of the Clerk of Superior Court of Columbia County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Twenty-Two Thousand Four Hundred and 0/100 dollars ($122,400.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on January 6, 2026, the following described property:
ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being shown and designated as Lot 7, Block D, Section 1-B of Evanston Subdivision, on a plat recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia, in PC-AAA, Slide 264 #1; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property.
Said property is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on the plat of record; b) general utility easements and road right-of-way grants and easements.
Said property is hereby conveyed subject to Protective Covenants recorded in Deed Book 140, Pages 723-729 and to any and all other easements, restrictions and rights of way of record in the aforesaid Clerk's Office.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
The entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: Citizens Bank, NA they can be contacted at 1-800-234-6002 for Loss Mitigation Dept, or by writing to 10561 Telegraph Road, Glen Allen, Virginia 23059, to discuss possible alternatives to avoid foreclosure.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Christopher Majors and Michael Majors or tenant(s); and said property is more commonly known as 4555 Hillside Dr, Evans, GA 30809.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
