NOTICE OF SALE
In accordance with the Judgment and Decree of Foreclosure by Judicial Sale filed on May 13, 2025, in the above captioned action brought to foreclose that certain mortgage given by Kristina McCormack to Universal Mortgage Corporation, dated November 29, 2005, and recorded in Book 943, at Page 235, of the City of Burlington Land Records, of which mortgage the undersigned is the present holder by virtue of the following Assignments of Mortgage: (1) Assignment of Mortgage from Universal Mortgage Corporation to Mortgage Electronic Registration Systems, Inc. recorded in Book 952, at Page 129 (2) Assignment of Mortgage from Mortgage Electronic Registration Systems, Inc., as mortgagee to Specialized Loan Servicing, LLC recorded in Book 1676, at Page 305 and (3) Assignment of Mortgage from Specialized Loan Servicing LLC to US Bank Trust National Association, not in its individual capacity but solely as owner trustee for VRMTG Asset Trust recorded in Book 1732, at Page 76, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 14, 2026 at 04:00 PM at 27-29 Lafountain Street, Burlington, VT 05401 all and singular the premises described in said mortgage,
To Wit:
Being all and the same lands and premises conveyed to Kristina McCormack by Warranty Deed of Richard P. LaPlant and Roberta K. LaPlant dated November 29, 2005 and recorded November 30, 2005 in Volume 943, at Page 234 of the City of Burlington Land Records and being more particularly described as follows:
Being all and the same lands and premises conveyed to Richard L. LaPlant and Roberta K. LaPlant by Quitclaim Deed of Omer L. Moreau dated May 5, 1965 and recorded in Volume 169, Page 458 of the City of Burlington Land Records. Reference is also made to a Warranty Deed to Richard P. LaPlant by Richard M. Barnes and Constance M. Barnes dated July 6, 1964 and recorded in Volume 167, Page 414 of the aforesaid Land Records.
A lot of land with all buildings thereon situated on the west side of Lafountain Street, the dwelling house thereon being known as No. 27-29 Lafountain Street, said lot having a frontage thereon of 57 3/4 feet, more or less.
Reference is hereby made to the aforementioned instruments, the records thereof and the references therein contained, all in further aid of this description.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
The public sale may be adjourned one or more times for a total time not exceeding 30 days, without further court order, and without publication or service of a new notice of sale, by announcement of the new sale date to those present at each adjournment or by posting notice of the adjournment in a conspicuous place at the location of the sale.
Terms of Sale: $10,000.00 to be paid in cash or by certified check by the purchaser at the time of sale, with the balance due at closing. The sale is subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, if any, which take precedence over the said mortgage above described.
The Mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
