Thence S.85°21’35”E., a distance of 3.69 feet to a point in the East right of way of Sells Road to the POINT OF BEGINNING; thence from the point of beginning and with the East right of way of Sells Road, the following 2 calls; N.11°51’26”E., a distance of 92.55 feet; thence N.17°47’05”E., a distance of 62.90 feet to a point at the Southwest corner of Jerry Dunnaway as recorded in Deed Book 678, Page 185, a 2” iron pipe bears N84D55’34”W a distance of 6.09 feet from said point; thence with lines of Dunnaway, the following 2 calls; S.84°55’34”E., a distance of 266.34 feet to a fence corner; thence N.03°43’32”E., a distance of 16.91 feet to a fence corner at the Southwest corner of Freda Forsythe as recorded in Deed Book 730, Page 1227; thence with the South line of Forsythe and then Patrick Beishir, N.83°58’30”E., a distance of 420.77 feet to an iron pin found near a fence corner in the West line of Donald Perkins as recorded in Deed Book 717, Page 503; thence with the lines of Perkins, the following calls; S.03°14’12”W., a distance of 245.91 feet to an angle iron found near a fence corner; thence N.85°21’35”W., a distance of 711.52 feet to the POINT OF BEGINNING.

TERMS OF SALE
This property will be sold to the highest and best bidder for cash. PAYMENT FOR THE TOTAL BID AMOUNT IS DUE AT THE CLOSE OF THE SALE. PAYMENT FOR THE TOTAL BID IS DUE AT THE CLOSE OF THE SALE AND MUST BE RECEIVED BY THE CHANCERY COURT CLERK’S OFFICE WITHIN 48 HOURS OF THE CLOSE OF THE SALE. The auction will remain open for ten (10) days after the sale date to allow for a raise. The raise must be at least 10% higher than the initial sale price. If a raise is received, the original purchaser will receive a refund. No interest will be paid on the money tendered for the purposes of this sale whether refunded or not. If a raise is received, the property will be offered for sale a second time. The second auction will not be advertised, but all registered bidders at the first sale will be notified of the date of the second and final sale.
