NOTICE OF PUBLIC HEARING MIDDLETOWN TOWNSHIP PLANNING BOARD MONMOUTH COUNTY, NEW JERSEY PLEASE TAKE NOTICE that the Township of Middletown ("Township") Planning Board ("Board") will, on the 7th day of January, 2026 at 7:00 p.m. at the Middletown Township Town Hall, located at 1 Kings Highway, Middletown Township, Monmouth County, New Jersey 07748, or at such other time and place as the Board may adjourn to thereafter, hold a public hearing ("Hearing") to consider an application made by Christian Brothers Academy ("Applicant") for Minor Site Plan approval from the Middletown Township Planning Board ("Board") to install HVAC accessory mechanical equipment in excess of 100 sf to serve the varsity gym. Associated fencing and sidewalk are also proposed at the above referenced Property. ("Application") at property located at 850 Newman Springs Road, also known as Lot 67.01, Block 1063 on the Tax Map of Middletown Township (the "Property"). The Property is approximately 143.814 acres and located in the Rural Estate Residence Zone ("R-220 Zone"). The current use of the Property is a private all-boys high school, which is a permitted conditional use in the R-220 Zone. In connection with the Application, Applicant seeks bulk "c" variance relief from the Township's Land Use Ordinance ("Ordinance") pursuant to Section 540-401C of the Municipal Land Use Law, N.J.S.A. 40:55D-1 et seq. (the "MLUL") to permit the installation of HVAC accessory mechanical equipment in excess of 100 sf and fencing at the above referenced Property. Additionally, Applicant will seek such variances, waivers, permits, and exceptions from the Ordinance and the MLUL as the Board may deem necessary for this Application without further notice.
