EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 20th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 21st day of September, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $12,462.60; Pre-judgment interest -- $187.33; 2025 assessment -- $1,020.00; Late charges -- $99.90; Interest accrued on judgment through October 9, 2025 -- $1,456.46; Supplemental attorney fees and costs pending Court approval -- $2,154.30; Less credits or payments applied -- ($3,750.00); Non-Lien Amounts Paid through received per the Stipulated Judgment -- $3,750.00; Total judgment balance as of October 9, 2025 -- $17,380.59.
Interest will continue to accrue at the rate of $3.80 per diem from October 10, 2025, plus quarterly late charges commencing November 2025. Additional assessments will accrue January 1, 2026 in an amount not less than $1,020.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 23, of GREER RANCH SOUTH PARCEL 12, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 671 of Maps, Page 29.
AKA: 15550 West Shangri La Road, Surprise, Arizona 85379.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 8th day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
