EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 13th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 22nd day of July, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $19,063.52; Pre-judgment interest -- $480.32; Late charges -- $60.00; Interest accrued on judgment through October 9, 2025 -- $333.08; Supplemental attorney fees and costs pending Court approval -- $1,800.97; Less credits or payments applied -- ($0.00); Total judgment balance as of October 9, 2025 -- $21,737.89.
Interest will continue to accrue at the rate of $4.27 per diem from October 10, 2025, plus monthly late charges commencing October 21, 2025. Additional assessments will accrue January 1, 2026 in an amount not less than $2,880.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Apartment Unit 128, CASITA REAL, according to Declaration of Horizontal Property Regime recorded in Docket 9345, Page 28 , and plat recorded in Book 148 of Maps, page 13, records of Maricopa County, Arizona; TOGETHER WITH an undivided interest in the common elements as set forth in said Declaration and Plat and any Annexations thereto.
AKA: 8574 East Indian School Road Unit F, Scottsdale, Arizona 85251.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 8th day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
