Default having been made in the payment of the indebtedness secured by that certain mortgage dated June 15, 2022, executed by Keith Gilliland, a married man, to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR ROCKET MORTGAGE, LLC, ITS
SUCCESSORS AND ASSIGNS, which mortgage was recorded on June 21, 2022, in Instrument 3542328, of the mortgage records in the Office of the Judge of Probate of Etowah County, Alabama and which mortgage was duly transferred and assigned to ROCKET MORTGAGE, LLC, FKA QUICKEN LOANS, LLC, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Etowah County Courthouse at Gadsden, Alabama during the legal hours of sale on January 21, 2026, the following described real estate, situated in Etowah County, Alabama, to-wit:
All that certain lot or parcel of land situated in the County of Etowah, State of Alabama, and being more particularly described as follows:
To reach a point of beginning of the hereinafter described parcel of property, commence at the southwest corner of the West One-Half of the Southeast Quarter of Section 33, Township 11 South, Range 5 East; thence proceed in a northerly direction and along the westerly boundary line of said West One-Half of the Southeast Quarter a distance of 200 feet to a point; thence proceed in an easterly direction and along the southerly boundary line of those parcels of land described in Deed Book 1113, Page 523, and Deed Book 1268, Page 387, in the Office of the Judge of Probate of Etowah County, Alabama, a distance of 610 feet to a point; thence deflect to the left and proceed in a northerly direction and parallel with the westerly boundary line of said West One-Half of the Southeast Quarter a distance of 30 feet to a point, which said point is the point of beginning of the parcel herein conveyed; thence proceed northerly and parallel with said westerly boundary line of the West One-Half of the Southeast Quarter a distance of 120 feet, more or less, to the southwesterly corner of the parcel of property described in Deed Book 1289, Page 571, in the Office of the Judge of Probate of Etowah County, Alabama; thence deflect to the right and proceed in a northeasterly direction and along the southerly boundary line of said "1289-571" parcel a distance of 273.4 feet to a point which is the southeasterly corner of the parcel described in Book 1289, Page 571, which said point is also on the westerly boundary line of Highway 77; thence proceed in a southerly direction and along the curvature of said Highway 77 a distance of 155 feet, more or less, to a point on said westerly right of way which said point is also the northeasterly corner of a parcel of land described in Deed Book 1268, Page 377, in the Office of the Judge of Probate of Etowah County, Alabama; thence deflect to the right and proceed in a westerly direction and along the northerly boundary line of said parcel described in Deed Book 1268, Page 377, a distance of 275 feet, more or less, to the point of beginning, said tract or parcel of land lying and being in the West One-Half of the Southeast Quarter of Section 33, Township 11 South, Range 5 East, in Etowah County, Alabama.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded.
