NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 10/19/2005, CAMILLE A CLEMONS executed a promissory note payable to the order of FIRST FRANKLIN A DIVISION OF NAT. CITY BANK OF IN.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 10/19/2005, executed by CAMILLE A CLEMONS and PAMELA PAULET CLEMONS and being recorded on 10/26/2005 in Book 1462, Page 582 as Document No. 107806 of the records of the Forrest County, State of Mississippi; and which aforesaid Instrument conveys to PRESTIGE TITLE, INC., Trustee and to FIRST FRANKLIN A DIVISION OF NAT. CITY BANK OF IN, as Beneficiary, the hereinafter described property; and
WHEREAS, FIRST FRANKLIN FINANCIAL CORPORATION assigned said Deed of Trust to Wells Fargo Bank, National Association, as Trustee for Citigroup Mortgage Loan Trust, Inc., Asset-Backed Pass-Through Certificates Series 2006-SHL1 via an instrument filed of record on October 6, 2025 as Document No. 881765, in Book 2600, and at Page 627 in the office of the Clerk of the Forrest County, State of Mississippi; and
WHEREAS, WELLS FARGO BANK, NATIONAL ASSOCIATION, AS TRUSTEE FOR CITIGROUP MORTGAGE LOAN TRUST, INC., ASSET-BACKED PASS-THROUGH CERTIFICATES SERIES 2006-SHL1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 12/03/2025 and recorded on 12/05/2025 as Document No. 883748 in Book 2610, Page 309 of the records of the Forrest County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 01/09/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the At Northeast Rear Entrance, Paul B. Johnson Chancery Building, 641 North Main Street, Hattiesburg, MS 39401, the following described property located and situated in Forrest County, Mississippi, to wit:
LOT 13, BLOCK 6, WEST COTTEN AND WOODRUFF SUBDIVISION OF THE CITY OF HATTIESBURG, COUNTY OF FORREST, STATE OF MISSISSIPPI, AS PER MAP OR PLAT THEREOF ON FILE IN THE OFFICE OF THE CHANCERY CLERK OF FORREST COUNTY, MISSISSIPPI; TOGETHER WITH ALL IMPROVEMENTS THEREON AND APPURTENANCES THEREUNTO BELONGING.
More commonly known as: 209 BROAD STREET, HATTIESBURG, MS 39401
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
