SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 8, 2007, Barbara Hodge, Sole Ownership executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Bayrock Mortgage Corporation, its successors and assigns, which deed of trust was recorded on June 14, 2007, as Instrument No. 170807, in Book 578, Page 467, in the office of the Chancery Clerk of the Second Judicial District of Hinds County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2007-13 by assignment recorded in Book 630, Page 7342 as Instrument No. 200759 in the office of the Chancery Clerk of Hinds County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded December 8, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 287742 in Book 649, Page 5392 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWABS, INC., ASSET-BACKED CERTIFICATES, SERIES 2007-13, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale;
THEREFORE, on January 9, 2026, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the SouthWest front steps of the Hinds County Courthouse (2nd Judicial District) in Raymond, Mississippi, the following described land, property and improvements lying and being situate in Hinds County, Mississippi, to-wit:

COMMENCE AT THE INTERSECTION POINT OF THE SOUTH LINE OF CHICHESTER ROAD AND THE WEST LINE OF THE E 1/2 SW 1/4, SECTION 32, TOWNSHIP 6 NORTH, RANGE 4 WEST; SAID POINT IS ALSO THE NW CORNER OF THE ANDREW ALLEN, JR. TRACT AS DESCRIBED IN DEED BOOK 134 AT PAGE 483; RUN THENCE SOUTH 81 DEGREES 30 MINUTES EAST ALONG THE SOUTH LINE OF CHICHESTER ROAD 101.42 FEET TO A POINT MARKING THE POINT OF BEGINNING OF THE LOT HEREIN DESCRIBED. FROM THE POINT OF BEGINNING RUN SOUTH 420 FEET TO A POINT; RUN THENCE EAST 108.38 FEET TO A POINT; RUN THENCE NORTH 403.8 FEET TO A POINT AT THE SOUTH LINE OF CHICHESTER ROAD; RUN THENCE NORTH 81 DEGREES 30 MINUTES WEST 109.58 FEET TO THE POINT OF BEGINNING.
THE ABOVE DESCRIBED LOT LIES IN THE SE 1/4 SW 1/4, SECTION 32, TOWNSHIP 6 NORTH, RANGE 4 WEST, AND PART IN THE NE 1/4 NW 1/4, SECTION 5, TOWNSHIP 5 NORTH, RANGE 4 WEST, HINDS COUNTY, MISSISSIPPI, OUT OF THE ANDREW ALLEN, JR. TRACT.

TRACT AS DESCRIBED IN DEED BOOK 134 AT PAGE 483; RUN THENCE SOUTH ALONG A FENCE LINE 435 FEET TO A PIN; RUN THENCE EAST 100.37 FEET TO A POINT; THENCE NORTH 420 FEET TO A POINT AT THE SOUTH LINE OF CHICHESTER ROAD; RUN THENCE NORTH 81 DEGREES 30 MINUTES WEST ALONG SAID SOUTH LINE 101.42 FEET TO THE POINT OF BEGINNING.
