From §406.D, to permit a lot frontage of 52.18', where a minimum lot frontage of 60' is required. This represents an existing nonconformity which is unaffected by the proposed application.
From §406.D, to permit a second story addition front yard setback of 14.3', where a minimum front yard setback of 25' is required. The proposed addition constitutes a new variance. Even though the second story addition maintains the same setback of 14.3' from the front property line as the existing house (1st floor), adding an addition above the preexisting nonconformity is considered an exacerbation of the aforementioned preexisting nonconforming setback.
From §406.D, to permit a second story addition side yard setback of 9.2', where a minimum side yard setback of 10' is required. The proposed addition constitutes a new variance. Even though the second story addition maintains the same setback of 9.2' from the side property line as the existing house (1st floor), adding an addition above the preexisting nonconformity is considered an exacerbation of the aforementioned preexisting nonconforming setback.
From §431.C.8, to permit a detached garage to have a side yard setback of 3', where a minimum setback of 10' is required. This represents an existing nonconformity, a condition of which was granted bulk (c) variance approval under Resolution #2824-85-V; and
Any other variances, waivers or approvals deemed necessary by the Zoning Board of Adjustment.
