FINAL JUDGMENT
THIS CAUSE being opened to the Court by Boudwin Ross Roy Leodori PC, Attorneys for Plaintiff, and it appearing to the Court that the Complaint filed herein was filed to foreclose the right of redemption of the Defendant to confirm in the Plaintiff the fee simple title in and to the premises described in the Complaint and hereinafter described;
And it appearing that the Plaintiff is the holder of the Tax Sale Certificate #97-01717 affecting the premises described in the first count of the Complaint, and the Tax Sale Certificate #97-01717, made by Dianne P. Hood, Tax Collector of the City of Camden, to City of Camden (subsequently assigned to Vivian Nieves), which certificate is dated March 27, 1997, and was recorded in the Camden County Clerk's Office on September 8, 1997, in Mortgage Book 4747 at Page 31, et seq.;
And it further appearing that there was due, as of August 31, 2025, in accordance with the certification of Plaintiff and Certification of Tax Collector duly filed in the cause, for principal, interest and subsequent taxes upon said Tax Sale Certificate #97-01717, the sum of $116,787.23, covering Block 1158, Lot 18, on the tax duplicate of the City of Camden, Camden County, New Jersey;
And it further appearing that default has been entered by the Clerk of the Court against the Defendant, William Valentino, and the Court by its order made on September 18, 2025, fixed the 17th day of November, 2025, between the hours of nine o'clock in the forenoon and four o'clock in the afternoon, at the office of the Tax Collector of the City of Camden, 520 Market Street, Camden, New Jersey, as the time and place for the redemption of the premises upon payment thereof, the Defendant who redeems shall be entitled to the Tax Sale Certificate duly endorsed for cancellation;
And it further appearing from the Plaintiff's Certification filed in the within action that the Plaintiff has made an investigation but is unable to determine whether the defaulting Defendant, William Valentino, is in the military service and good reason appearing that the judgment applied for should be granted at this time and that the judgment should be entered without the filing of a Servicemembers Civil Relief Act bond;
And it further appearing by Certification in Support of Motion for Final Judgment duly filed herein that the notice of redemption was both personally served and duly mailed by certified mail, return receipt requested, and by regular mail, in accordance with the terms of the Order of the Court concerning the Defendant whose address is known, and published in the Courier Post for Defendant whose address is unknown;
And it further appearing from the Affidavit of Michelle Hill, Tax Collector of the City of Camden, that she attended at her office at 520 Market Street, Camden, New Jersey, on the 17th day of November, 2025, between the hours of nine o'clock in the forenoon and four o'clock in the afternoon, and had in her possession the Tax Sale Certificate ready for cancellation in accordance with the terms of the said Order herein; that neither the Defendant, nor any person or person acting on his behalf, appeared before her at the time and place aforesaid; that neither the Defendant, nor any person or persons acting in his behalf paid or offered to pay the Plaintiff the sum of money mentioned above found to be due to the Plaintiff, at the time and place aforesaid; and that the said sum and said costs still remain due and owing to Plaintiff.
IT IS therefore on this 19th day of December, 2025, ORDERED AND ADJUDGED that the Defendant, William Valentino, stand absolutely debarred and foreclosed of and from any and all right, and equity of redemption, in and to the lands and every part thereof, which lands and premises are more particularly described as follows:
ALL THAT CERTAIN tract or parcel of land and premises, situate in the City of Camden, County of Camden and State of New Jersey, as follows:
BEING Block 1158, Lot 18 on the tax map of City of Camden.
COMMONLY known as 15 NO 25th Street, Camden, New Jersey.
AND it further ORDERED AND ADJUDGED that the Plaintiff, Vivian Nieves, whose address is 2402 Federal Street, Camden, New Jersey, is vested with an absolute and indefeasible estate of inheritance in fee simple to the premises above described.
AND it is FURTHER ORDERED and ADJUDGED that the Plaintiff, Vivian Nieves, duly recovers against the Defendant, William Valentino, the possession of said lands and premises described and mentioned in the Complaint and in this judgment.
NOT WITHSTANDING anything herein to the contrary, this judgment shall not affect the rights of any person protected by the New Jersey Tenant Anti-Eviction Act, N.J.S.A. 2A:18-61.1, et seq., the right of redemption given the United States under 28 U.S.C. §2410, the limited priority rights for the aggregate customary condominium assessment for the six-month period prior to the recording of any association lien as allowed by N.J.S.A. 45:8B-21 or rights afforded by the Servicemembers Civil Relief Act, 50 U.S.C. App. 501 et seq. or N.J.S.A. 38:23C-4.
