TOWN OF WAYLAND
PLANNING BOARD
In accordance with the provisions of M.G.L. Chapter 40A, Section 5, the Wayland Planning Board will hold a public hearing on Wednesday, January 7, 2026, at 8:15 p.m. to discuss and receive comments on the following proposed amendments to the Town’s zoning bylaw and zoning maps, Chapter 198 of the Code of the Town of Wayland:
(1) Amend §198-302, §198-1701, and §198-1702 to the Town Floodplain and Federal Flood Protection regulations to comply with Town and FEMA floodplain standards.
(2) Amend §198-2707, MBTA Communities Multi-Family Housing, to adjust Dimensional Requirements and Aggregate Limits, specifically to increase the maximum building height and maximum units per acre.
(3) Amend §198-104, §198-201, §198-205, §198-302, §198-401, §198-15559, §198-1602, §198-2002, §198-2201, §198-2206, §198-2207, §198-2302, §198-2303, §198-2309, §198-2501, and §198-2506 to make minor Housekeeping changes.
(4) Amend §198-104 and add a new Article §198-707 to allow Ground-Mounted Solar Photovoltaic Installations with established use regulations, dimensional standards, performance standards, application requirements, battery-energy storage systems, and site plan review & permit findings.
(5) Amend §198-104 and §198-900 to update definitions and regulations for Accessory Dwelling Units to align with state and local laws, to allow larger Accessory Dwelling Units by Special Permit approval from the Planning Board and to make proposed changes to Affordable Accessory Dwelling Units.
As authorized by Ch. 2 of the Acts of 2025, the hearing will be conducted in person at the Council on Aging/ Community Center (8 Andrews Avenue) and via remote means and the public may participate through a meeting link that can be found at https://www.wayland.ma.us/public-body-meeting-information-virtual-inperson-and-hybrid. The proposed zoning amendment materials may be viewed in the Planning Department Office at the Wayland Town Hall during normal business hours and online at https://www.wayland.ma.us/planning-department-board/pages/town-meeting-zoning-bylaws
