PLEASE TAKE NOTICE that on January 15, 2026 at 7:00 p.m. the Zoning Board of Adjustment of the Township of Ocean will hold a hearing on the application of EOM 41 Holding, LLC. The hearing will be held at the Township of Ocean Municipal Building, Public Meeting Room, Deal and Monmouth Road, Oakhurst, New Jersey. The premises which are the subject of this application are located on 41 Peach Tree Road, Ocean Township, New Jersey. Said premises are also known as Block 3, Lot 59.
The application is for Variance approval to replace existing pool pavers and to expand the rear patio, elevate the pool equipment and expand the driveway. Variances are required for the accessory structure setback of 5 ft. where 10 ft. is required and to locate improvements within the flood plain.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection, during normal business hours at the Township, 399 Monmouth Road, Oakhurst, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
