PLEASE TAKE NOTICE that on January 15, 2026 at 7:00 p.m., the Unified Planning Board of Freehold Township will hold a public hearing on the application of RW Route 9 RE LLC. The public hearing will be held at the Municipal Building, 1 Municipal Plaza, Freehold, New Jersey. The premises which are the subject of this application are located at 4151 Route 9, Freehold, New Jersey. Said premises are known as Block 6, Lots 30 and 31 on the official tax map of Freehold Township.
The applicant is seeking Preliminary and Final Major Site Plan and Use Variance approval to construct a 45,866 s.f. car dealership, showroom, mechanical and service center, car wash, generator and transformer pads and related site improvements. The car dealership is proposed on Lot 30 and a diner is located on lot 31. The diner and proposed car dealership share some parking and access driveways pursuant to an existing easement document. The existing diner is a conditional use within the CMX-3A zone and contains a number of pre-existing variances. A variance under NJSA 40:55D-70d(2) is required because the existing billboard is not a permitted use in the CMX-3A zone. Variances are also required for deficient rear yard setback, deficient buffer between non-residential uses, to exceed permitted maximum lot coverage, deficient buffer between non-residential uses, location of signage, parking and grading within the scenic corridor buffer, deficient off street loading spaces, non-compliant architectural building design, disturbance of steep slopes and creation of a 23 ft. +/- retaining wall, non-compliant façade sign, non-compliant number of free-standing signs and non-compliant sign material colors.
The applicant also intends to request at the hearing such density, use, bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Unified Planning Board Department and are available for public inspection, during normal business hours at the municipal building, 1 Municipal Plaza, Freehold, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
