Town Fair Tire Center applied to the Zoning Board seeking the following relief from the requirements of the Worcester Zoning Ordinance (ZB-2026-002):
Special Permit: To extend, alter or change a privileged pre-existing, nonconforming use. (Article XVI, Section 4.C).
Special Permit: To allow a non-residential use in an RG-5 zone (Article IV, Section 2, Table 4.1, Retail Sales, Business Use #26)
Presently on the premises is a vacant ±20,049 SF commercial building with two tenant spaces. The property is split zoned between the BL-1.0 (Business, Limited) and the RG-5 (Residence, General) zoning districts. The applicant seeks to renovate the existing structure to operate a ±9,000 SF retail space to support a 6-bay Tire Installation Center, with the secondary ±7,978 SF tenant space to remain separate. The applicant seeks to make improvements in the parking facility related to landscaping, pedestrian infrastructure and loading capabilities, and to conduct other associated site improvements.
A public hearing on the application will be held on Monday, January 12, 2026, at 5:30 PM in the Levi Lincoln Chamber, 3rd floor of the City Hall, 455 Main Street, Worcester, MA.
