NOTICE OF PUBLIC HEARING, TOWNSHIP OF MOUNT LAUREL ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE:
That ND XXVI, LLC (the "Applicant") has filed an Application for Land Development with the Planning Board of the Township of Mount Laurel (the "Board") for Site Plan Approval for property known as Block 1300.03, Lot 4, located at 2000 Crawford Place in the I (Industry) Zoning District of the Township of Mount Laurel (the "Property").
The Applicant is proposing to convert an approximate 1,217 square foot portion of Suite 900 (total area of 5,293 SF) of the existing 74,013 square foot one-story building into a shipping/distribution center with one (1) loading dock for box truck accommodation. The proposed shipping/distribution center is a permitted use in the I Zone. The proposed development of the Property will require a Variance, pursuant to N.J.S.A. 40:55D-70(c), to permit 263 parking spaces for the building's uses where 334 parking spaces are required. The Board, or the Mount Laurel Planning Board, granted a variance to permit the 266 parking spaces currently at the Property. If the Board or the Board's Professionals deem the Applicant's proposed development of Suite 900, with the elimination of three (3) parking spaces to accommodate the loading dock, an expansion of the licensed cannabis manufacturing use at the Property, the Applicant would also request variance approval pursuant to N.J.S.A. 40:55D-70(d)(2) for the expansion of a non-conforming use.
A Public Hearing on the Application has been scheduled by the Board for Wednesday, January 14, 2026 at 6:00 p.m., prevailing time, in the Municipal Court Room at the Mount Laurel Municipal Building, 750 Centerton Road, Mount Laurel, New Jersey. During the Public Hearing, any interested party will have an opportunity to view the hearing in its entirety, be heard, ask questions, provide comments, or offer evidence, in accordance with the rules of the Board. During the proceeding, the Board may be asked to render interpretations of the Ordinances of the Township of Mount Laurel as they apply to the application. The Applicant is seeking approval of the plans that are on file with the Board. To the extent that additional approvals, variances, waivers and exceptions are needed to implement these plans, other than those identified herein, those approvals, variances, waivers and exceptions are being sought.
The Applicant's application and plans are on file with the Zoning Board Administrator at the Mount Laurel Municipal Building and are available for public inspection during normal business hours. The Application and associated documents will also be available on the Township website at least ten (10) days before the hearing date. The Applicant reserves the right to supplement its submission either prior to or at the public hearing scheduled in this matter. At the hearing, or at any adjourned hearing date or location, all interested in the application will be accorded a right to speak or otherwise to exercise the right granted to them under the Municipal Land Use Law of the State of New Jersey.
