MORTGAGEE'S SALE
OF REAL ESTATE
By virtue of and in execution of the Power of Sale con-tained in a certain mortgage given by Ernest C. Richard and Jeanne Richard to Mortgage Electronic Registration Systems, Inc., as mortga-gee, as nominee for Liberty Home Equity Solutions, Inc., its successors and assigns, dated July 13, 2016 and re-corded in Worcester County (Southern District) Registry of Deeds in Book 55655, Page 19 (the “Mortgage”) of which mortgage PHH Mortgage Corporation is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Liberty Home Equity Solutions, Inc., its successors and assigns to PHH Mortgage Corporation dat-ed September 8, 2025 and recorded at said Registry of Deeds in Book 72510, Page 299, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 15 Ericsson Street, Worcester, MA 01606 will be sold at a Public Auction at 10:00 AM on January 21, 2026, at the mortgaged premises, more particularly described be-low, all and singular the premises described in said mortgage, to wit:

The land in Worcester with the buildings thereon situated in the northerly part of said Worcester in that part known as "Barbers" being Lot #103 as shown on plan of "Dodge Heights" made by Taylor and Tylee, filed with Worcester District Registry of Deeds, Plan Book 6, Plan 13, bounded and described as follows:
Beginning at a point on the southerly line of Ericsson Street, one hundred fif-teen(115) feet westerly from its intersection with Fraternal Avenue;
Thence southerly one hun-dred thirty-nine and forty-five hundredths (139.45) feet;
Thence westerly forty-three and seventy-two hundred-ths (43.72) feet;
Thence northerly one hun-dred thirty-eight and eigh-ty-nine hundredths (138.89) feet to said line of Ericsson Street;
Thence by said Ericson fifty-two and thirty-seven hun-dredths (52.37) feet to point of beginning.
Containing 6,693 square feet of land more or less.
Said premises are conveyed subject to restrictions of record, if any.
For mortgagor’s title see deed recorded with the Worcester County (Southern District) Registry of Deeds in Book 3829, Page 158.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $10,000.00 as a deposit must be shown at the time and place of the sale in or-der to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Me-morandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
