Pursuant to a Judgment and Order of Foreclosure and Sale duly entered on June 13, 2025, I, the undersigned Referee will sell at public auction at the Westchester County Courthouse, Lobby, 111 Dr. Martin Luther King Jr. Boulevard, White Plains, NY 10601 on February 13, 2026 at 11:30 a.m., premises known as 462 South 9th Avenue, Mount Vernon, NY 10550: All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the City of Mount Vernon, County of Westchester and State of New York, Section 169.38, Block 3047 and Lot 39. Approximate amount of judgment is the principal sum of $177,322.02, together with interest calculated to April 30, 2024 in the sum of $84,850.10, escrow advances in the sum of $94,824.29, and legal fees in the sum of $71,970.50, for a total of $428,966.91, plus interest thereon from April 30, 2024 at the per diem rate of $38.25 thereafter, and costs.
