NOTICE OF SUBSTITUTE TRUSTEE’S SALE

COUNTY OF MADISON
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated October 16, 2008, executed by JOHN L GAINEY, JR. and MARY B. HUDGINS GAINEY conveying certain real property therein described to WELLS FARGO ESCROW CO., LLC, as Trustee, for WELLS FARGO BANK, N.A., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Madison County, Mississippi filed and recorded October 24, 2008, in Deed Book 2363, Page 0854; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to GITSIT Solutions, LLC, not in its individual capacity but solely in its capacity as Separate Trustee of GV Trust 2025-1; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on January 29, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the south door of the New Courthouse at 128 W. North St., Canton, MS proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Madison County, Mississippi, to wit:
ALL THAT CERTAIN PARCEL OF LAND SITUATE IN THE COUNTY OF MADISON, STATE OF MISSISSIPPI, BEING KNOWN AND DESIGNATED AS LOT 115 AND A TWO FOOT STRIP EVENLY OFF OF THE WEST SIDE OF LOT 116, DEERFIELD SUBDIVISION, PHASE I.
PROPERTY ADDRESS: The street address of the property is believed to be 566 S DEERFIELD DR, CANTON, MS 39046. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
