By virtue and in execution of the Power of Sale contained in a certain mortgage given by Carl W. Leong to New Century Mortgage Corporation, and now held by Deutsche Bank National Trust Company, as Indenture Trustee for New Century Home Equity Loan Trust 2006-2, said mortgage dated December 16, 2005 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 38120, Page 113, said mortgage was assigned from New Century Liquidating Trust, successor-in-interest to New Century Mortgage Corporation to Deutsche Bank National Trust Company, as Indenture Trustee for New Century Home Equity Loan Trust 2006-2 by assignment dated October 11, 2012 and recorded with said Registry of Deeds in Book 49858, Page 320; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 30, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in with the buildings thereon situated at the intersection of Oliver and Florence Streets, in Worchester, Worcester County, Massachusetts, bounded and described as follows:
BEGINNING at the point of intersection of the northeasterly side of Oliver Street with the northwesterly side of Florence Street;
THENCE Northwesterly by said northeasterly side of Oliver Street, 90 feet to the center of a stone bound set in the ground;
THENCE turning and running Northeasterly, 51 feet to a corner of land now or formerly of Norman F. Tucker;
THENCE turning and running Southeasterly, 78.5 feet to a stone bound set in the Northwesterly side of Florence Street;
THENCE turning and running Southeasterly, 81 feet to the point of beginning.
Being the same premises Conveyed to Carl L. Leong by Deed of Elenor R. Oatway, dated May 21, 1997, and recorded with the Worcester District Registry of Deeds, Book 18841, page 196.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
