By virtue and in execution of the Power of Sale contained in a certain mortgage given by Darin P. Goodwin to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guaranteed Rate, Inc., and now held by Carrington Mortgage Services, LLC, said mortgage dated January 23, 2015 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 22098, Page 82, as affected by a Loan Modification dated May 1, 2018 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 24432, Page 240; as affected by a Loan Modification dated December 1, 2019 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 25541, Page 149; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. as nominee for Guaranteed Rate, Inc. to JPMorgan Chase Bank, National Association by assignment dated January 4, 2017 and recorded with said Registry of Deeds in Book 23519, Page 277; said mortgage was assigned from JPMorgan Chase Bank, National Association to Wilmington Savings Fund Society, FSB as trustee of Stanwich Mortgage Loan Trust F by assignment dated January 9, 2020 and recorded with said Registry of Deeds in Book 25667, Page 225; said mortgage was assigned from Wilmington Savings Fund Society, FSB as trustee of Stanwich Mortgage Loan Trust F to Carrington Mortgage Services, LLC by assignment dated July 21, 2020 and recorded with said Registry of Deeds in Book 26134, Page 144; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 30, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in said Norton, on the southerly side of Walter Street, and being shown as Lot 36 on a Plan of land in Norton, Mass., Revised Plan of Sanlin Plat, May 1969, The W.T. Whalen Eng. Co., filed with Bristol County Northern District Deeds Book 121 Page 52.
Said premises is conveyed together with the right to use said Walter Street and all other ways shown on said Plan as a means of ingress and egress to North Worcester Street, a public way of the Town of Norton, in common with others entitled thereto.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
