NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 11/08/2007, JOHNETTE (JOHNNY) MONCRIEF executed a Promissory Note payable to the order of VERTICAL LEND INC., AS LENDER.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 11/08/2007, executed by JOHNETTE (JOHNNY) MONCRIEF and being recorded on 11/19/2007 in Book 6797, Page 70 as Document No.1123769 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to Title Stream, Trustee and to VERTICAL LEND INC., as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Assets Management, LLC, assigned said Deed of Trust to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely in its capacity as Owner Trustee for Cascade Funding Mortgage Trust AB1 via an instrument filed of record on October 20, 2025 as Document No. 1931735, in Book 7325, and at Page 5534 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY IN ITS CAPACITY AS OWNER TRUSTEE FOR CASCADE FUNDING MORTGAGE TRUST AB1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an Instrument dated 12/19/2025 and recorded on 12/29/2025 in Book 7329, Page 8855 as Document No. 1936238 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 01/27/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the at North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:

Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
